PROJECT DESIGN (ARCHITECTURAL STUDY)

Creating a building design (design) is the first graphically illustrated spatial expression of the builder's intention. It provides a particular idea of the concept of the design itself (e.g. urban, architectural, dispositional, operational, structural, technical, technological, interior and material). The design should clearly show how the project is embedded in a landscape, its interior layout, facades and base materials. It is crucial creative work of an architect, which is at the beginning of the whole process of designing and fundamentally predetermines the final construction. A high-quality construction always requires the architect's continuous work from the concept to the last detail, as details are not often included or visible in the design. The design also estimates financial and economic limits and the time scale of the project. Another important purpose of the design is to help the client in strategic decision making and verification of suitability of the building in the area under consideration. It is also possible to use the design for preliminary consultation with the authorities and other institutions concerned.

AUTHOR´S SUPERVISION

The main task of the realization phase of the project documentation processor is to check compliance with the valid design documentation by the contractor and eventually to approve deflections and modifications. Author’s Supervision (AS) may have a permanent or occasional character to the extent specified in an agreement. (In accordance with § 152 (4) of the Building Act for a construction funded from public budget, which is executed by a construction entrepreneur as a contractor, the builder is obliged to ensure the technical supervision over the execution of the construction. Author's supervision of the designer or, where applicable, the principal designer of the compliance of the construction site with the verified project documentation.) At the invitation, the AS participates in inspections of the building carried out by the building authority and the final inspection of the building. Upon completion of the construction, the AS participates in putting the construction and its technical and technological equipment into operation and cooperating in the delivery and taking over of the building or its part. AS co-operates with the client in taking over the building, removing defects and faults and making any claims. AS is authorized to check the building journal and to make the AS entries in the building logbook.

PROJECT MANAGEMENT

Project management handles the complex management of construction projects and taking investors throughout the entire process, from the initial investment plan, to execution of the construction and handover to the end users.
An invaluable advantage for a client who decides to use our services is the fact that he or she is represented by one partner throughout the preparation and implementation process who manages the entire investment technically and commercially and provides all the information to the investor so that he or she can make optimal decisions.
Therefore, our customer doesn’t have to deal with construction participants one by one, the entire management, communication, coordination and control system is taken over by the project manager (whether as a team or as an individual).

PROJECT DOCUMENTATION

The main purpose of a design to obtain a building permit is to define the building, so that the building office can assess compliance with general technical requirements and public interest of the site, represented by the binding authorities and municipalities concerned approval. Based on the building permit design (or the building permit documentation), the building authority issues a building permit. The design documentation must comply with the provisions of the Building Act and other special regulations such as fire protection, civil protection, etc. Project documentation for the issuance of a building permit must always provide clear urban, architectural, construction, layout, operational and material characteristics of the building. Based on the elaborated project documentation it is possible to specify estimated costs of the construction, the way of its execution and the construction schedule. The design documentation for notification is processed as a project for a building permit, proportionate to the character, function and size of the construction. The design documentation must always include sections A to E in accordance with Decree No. 499/2006 Coll., about the construction documentation, with the extent and content of the individual parts being adapted to the type and importance of the building, its location, construction technical design, purpose use, impact on the environment and duration of the construction. It is possible to process "one-step" documentation in detail up to the level of the construction documentation for small buildings.

The content and scope of the documentation is stipulated by an implementing regulation for the Building Act - Annexes No. 4 and 5 issued. No. 499/2006 Coll., about Construction Documents, as amended. The processing of project documentation is a selected activity under construction (§ 158 CC) and the designer requires the authorization of ČKA or ČKAIT. The documentation includes architectural-building section and projects of other professions according to the type and complexity of the construction

PREPARATION AND BRIEF

Basic concepts and expectations of the future design of the building are defined and specified at the initial phase. It is generally known that well planned is half completed. An architect should help the client to clarify the purpose and objective of the construction, oversee the possible connections of the planned building in the area and verify its suitability as well as provide help to less experienced builders to estimate the economical plan of the construction and assess its environmental context. The result of the preparation and brief phase should be a detailed construction plan, including defining the building standards. It is also necessary to take into consideration the energy intensity of the planned construction, since it is not possible to change the shape of the building in later stages. It is useful to predefine the standard of the building and the level of its technical equipment. At this phase, the pre-determination of necessary surveys and analyzes or other specialized studies and expertise should be done. It is advisable to contractually separate the assignment of the project from its other phases, especially while designing larger and more complex buildings, because it is detailed and defined assignments which determine the complexity of the project and the contractual terms between the client and the architect can be better settled.

SPACE PLANNING

What is interior space planning?

Space planning is an essential element of the interior design process. It begins with an in-depth analysis of how the client wants the space to be used. An architect then draws up a plan which defines different zones of the space and activities which will take place in these zones. The space plan and layout also define the circulation patterns that show how people will move through the space. The plan is completed by adding details of all furniture, equipment and accessories.
